Every enquiry becomes a guest card with a readiness score and a due follow-up. The leasing queue orders the whole team's day — first responses, viewing prep, referencing to review, signatures to chase — so the next best step is always the top row.

Viewings, quotes and applications on the record

Guided, self-guided and live-video viewings book straight from the card into one calendar. Quotes price five term lengths against the exact home, seasonally adjusted. Applications carry referencing — pass, pass with guarantor, or refer — and the decision is yours, on the record.

Tenancy e-sign to move-in

Draft, send, sign, countersign — then a move-in checklist, and one activation that creates the resident, fills the home and closes the enquiry as let. The first half of the lifecycle hands the baton without dropping it.

A household record that earns renewals.

The ledger, always reconciled

Rent charges, payments, the occasional late fee — a statement per household that always adds up, portfolio-wide arrears that move the moment money is recorded, and a Collections view for the households that need a conversation.

Repairs that close the loop

Reports triage by priority onto a live board, book against real contractor diaries, and post their completion to the resident's own timeline. Gas-safety visits sit in the same flow as burst pipes — routine and urgent, one system.

Renewals before they're voids

Every tenancy ending in the next 120 days, with offers drafted against today's rent and accepted straight into a new term. Endings run as a five-stage pipeline to a transparent deposit statement — and the make-ready opens itself.

Money

The fee engine — payouts computed from live lettings events.

Statements nobody typed

Each operator's monthly line — collections, management percentage, new-let fees, renewal fees, maintenance markup, reimbursements — derives from events the platform witnessed itself. The management agreement, executed as software.

Draft, approve, pay

The current month drafts live as work happens. Freeze it into a run, read any line's arithmetic, approve it with a named approver, mark it paid — a full audit trail from event to remittance.

Reports from the working data

Lettings funnel and source conversion, repair turnaround and occupancy watchlists, remittance against fees and arrears ageing — computed from the same database the work happens in. There is no second version of the truth.

Managing agents in their own scope

Agents sign in to the same platform, narrowed to the homes they manage. Their pipeline is their own; their numbers are the numbers head office reads. Boundaries are enforced by the platform on every screen and every request.

Repair partners get a product

A job-centric app across every operator that instructs them: accept, book, complete, invoice — at prices agreed up front. The month-end reconciliation conversation simply retires.

Head office keeps the whole picture

Scorecards per operator from live operations, fee schedules as data, and the cross-company views — like a contractor's full book of work — that only the platform can see.
